Floor finish
A sacrificial coating that is walked on so the floor is not. Most of what looks like a well-cleaned commercial floor is a well-maintained finish.
In detail
A liquid polymer applied over a floor in thin coats, allowed to cure, and then treated as the wear surface. The flooring beneath is protected; the finish takes the traffic, the scuffing and the cleaning, and is removed and replaced when it can no longer be brought back. A commercial flooring maker presents it as an optional maintenance SYSTEM rather than as a product — choosing it commits the building to periodic stripping and reapplication. Two consequences matter to anyone standing on such a floor. A shine is not evidence of cleanliness but of a coating in good condition, and a dull floor may be perfectly clean under a worn finish. And a cleaner chosen without regard to the finish can dissolve, soften or cloud it — which is why the specification insists on pH-neutral cleaners for routine work. The household relative is floor polish, and the same logic is more often ignored there: a laminate trade body states that film-forming cleaners, polish and beeswax will not bond to a melamine resin surface at all, so the product sits and comes off in patches.
