Not stronger chemicals. Tiered maintenance, a machine with a stated speed, a pad with a stated colour, dilution nobody has to judge, and a written record of who did what.
What this area turns on
The difference is smaller and stranger than people expect, and almost none of it is in the bottle. A commercial specification for a floor does not describe how to clean it; it describes FIVE different jobs — initial, preventive, routine, periodic, restorative — and the skill is knowing which one a surface needs today. The chemical is named by pH rather than by brand, the dwell has an upper bound that is not about time at all (do not let it dry, because a dried cleaner is a residue by definition), and the machine is specified to the revolution: 175 to 350 rpm with a red pad. The rest is organisation treated as safety equipment. A regulator lists automated dosing under CONTROL PROCEDURES, next to ventilation — not to save concentrate, but because a person mixing by eye will sometimes make a solution far stronger than the label allows and will handle the neat product to do it. Colour-coded buckets exist because a decision has to survive fatigue, poor light and a shared language. And a cleaning schedule naming the responsible person, the surfaces, the frequency and the method, signed and dated, is a control rather than paperwork. The most useful thing the professional literature gives a householder is not a technique. It is a vocabulary for the things that are not dirt — wicking, browning, filtration lines, delamination, phenolic yellowing — each of which a household reader will otherwise scrub at for years.

A professional specification does not describe how to clean a floor. It describes four or five different jobs and says when each one is due.
